Section A-A is illustrative — a generic building, not a project drawing.
How a project runs
Each step is blocked by the one before it. Where a job goes wrong is almost always step four.
We start with the jurisdiction. Seminole, Orange, Miami-Dade and Broward do not read a set the same way, and the last two sit in the High-Velocity Hurricane Zone.
Structural and MEP designed together. Loads, duct routes and riser paths get resolved on the drawings, not in the field.
Sealed by a Florida-licensed engineer and submitted in the format that jurisdiction wants — rarely the same as the last one.
Comments come back. We answer and resubmit. This is where a project quietly loses a month, so it is where we push hardest.
Foundation, framing, final — inspected, documented and signed, so the certificate of occupancy is not held up by a missing report.
Turnaround depends on jurisdiction and scope, so we quote it per job. Ask, and we will tell you what we are seeing at that building department this month.
A code enforcement notice is not the end of a project. Most unpermitted work can be documented, engineered to current code, and brought back into compliance through an after-the-fact permit.

We cannot promise an outcome. The building department decides whether the permit is issued and whether any penalty stands. What we can do is hand them a complete, sealed set to say yes to — and answer their comments when they come back.
