Architectural engineeringWinter Springs, Florida

The engineer who creates your drawings inspects what gets built from them.

Permit-ready structural and MEP plans anywhere in Florida — then we stay on the job through foundation, framing and final inspection.

S-100What we do

Services

Structure and systems engineered against each other, not in separate offices. Each one lights up the part of the building it covers.

S-101S-STRUCT

Sealed structural drawings the building department will accept

Foundations, framing and load paths, detailed to what a plans examiner asks for the first time.

  • Foundations and slabs
  • Wood, steel and concrete framing
  • Wind load, including HVHZ
Structural engineering in detail
S-102M / E / P

Mechanical, electrical and plumbing drawn against the structure, not beside it

Ducts, panels and risers coordinated with the framing before the set is sealed — not once the ceiling is open.

  • HVAC loads and equipment
  • Power, panels and lighting
  • Supply, waste and vent
MEP engineering in detail
S-103INSP

A licensed engineer on site at the stages the building official cares about

Foundation, framing and final — attended in person and written up for the permit file.

  • Foundation and reinforcement
  • Framing and connections
  • Threshold inspections
Construction inspections in detail
S-104ALL LAYERS

Someone owning the submittals, RFIs and the inspection calendar

Most schedule slip is not construction. It is a week lost waiting on an answer nobody was assigned.

  • Submittal review
  • RFI tracking
  • Inspection scheduling
Construction management in detail
S-105GRID / DATUM

Code and constructability problems found before the set leaves the office

A review pass against the jurisdiction's checklist, so comments come back answerable in days.

  • Pre-submittal code review
  • Constructability review
  • Permit strategy

Section A-A

Section through a two-storey buildingA cutaway section showing the column grid and level datums, the foundations, columns, floor framing and roof truss, the mechanical, electrical and plumbing runs, and three numbered construction inspection points at the foundation, the framing and the final walk.

Section A-A is illustrative — a generic building, not a project drawing.

How a project runs

Intake to certificate of occupancy.

Each step is blocked by the one before it. Where a job goes wrong is almost always step four.

  1. Scope and site review

We start with the jurisdiction. Seminole, Orange, Miami-Dade and Broward do not read a set the same way, and the last two sit in the High-Velocity Hurricane Zone.

  2. Engineering and drawing set

Structural and MEP designed together. Loads, duct routes and riser paths get resolved on the drawings, not in the field.

  3. Seal and submittal

Sealed by a Florida-licensed engineer and submitted in the format that jurisdiction wants — rarely the same as the last one.

  4. Plan review and comments

Comments come back. We answer and resubmit. This is where a project quietly loses a month, so it is where we push hardest.

  5. Inspections through completion

Foundation, framing, final — inspected, documented and signed, so the certificate of occupancy is not held up by a missing report.

Turnaround depends on jurisdiction and scope, so we quote it per job. Ask, and we will tell you what we are seeing at that building department this month.

S-110Code violations

Built without a permit? It can usually be cured.

A code enforcement notice is not the end of a project. Most unpermitted work can be documented, engineered to current code, and brought back into compliance through an after-the-fact permit.

  1. 01

    Document what is there

Measure and record the existing condition, including the parts now concealed behind finishes.

  2. 02

    Engineer it to code

Assess the work against the current Florida Building Code and detail whatever has to change.

  3. 03

    Sealed as-built drawings

The set a building department needs before it will consider an after-the-fact permit.

  4. 04

    Inspections to sign-off

Any corrective work inspected and documented, through to the permit being closed.

We cannot promise an outcome. The building department decides whether the permit is issued and whether any penalty stands. What we can do is hand them a complete, sealed set to say yes to — and answer their comments when they come back.

Credentials

Who signs the drawings.

Plans get built from. That is worth knowing exactly whose licence is on them.

Where we work

Every county in Florida.

Miami-Dade and Broward sit in the Florida Building Code High-Velocity Hurricane Zone, with their own wind and product-approval rules. We draw to whichever code applies rather than adapting a set from elsewhere.

Three offices — two in the Orlando metro, one in Miami — and we travel for site visits and inspections anywhere in the state.

Recent work

Computer-generated rendering of a single-storey residence, schematic design phase
Schematic rendering — exterior
Rendering of a rear elevation with full-height structural glazing, schematic design phase
Schematic rendering — structural glazing
Architectural elevation drawing showing roof pitches and window openings
Elevation drawing

A residence currently in design — shown here as schematic renderings and a drawing, not finished photography. Jobsite photos will take their place once ground is broken.
